Today, in our blog I am going to talk about a classic in the area of Capanes sur, it is the urbanization of Las Lomas del Conde Luque, an apartment complex with views located in the municipality of Benahavís.

LOCATION

Las Lomas del Conde Luque is a residential of apartments that is strategically located, as is the case with the whole area of Capanes sur and La Alquería. Specifically, it is 5.5 km from San Pedro Alcántara and 9 km from the well-known Puerto Banús.  Furthermore, it is situated almost the same distance from the centre of Marbella as it is from the centre of Estepona, approximately 15 km.

Access to Las Lomas del Conde Luque from the 340 national road is via the access to the village of Benahavís. Arriving from Marbella and once you have passed San Pedro Alcántara, take the exit towards Benahavís and at the second roundabout on the left you come out into the area of urbanisations, including Las Lomas del Conde Luque.

Another fact to highlight in terms of location is that it is only 55 minutes from Malaga International Airport, about 70 km and 90 km from the well-known and charming Cadiz town of Tarifa.

In short, and as I have already said, an urbanization situated in a strategic area for its balance in distances and also enjoys excellent views thanks to its position high on a hill.

CHARACTERISTICS OF THE APARTMENTS

The residential complex Las Lomas del Conde Luque was completed in 2005. The apartments consist of 102 two-bedroom, two-bathroom apartments spread over 17 blocks on a plot of more than 17.000 sqm, as well as 147 parking spaces and 102 storerooms.

The entrance to the complex is unique, with security booth and access control.

Each block consists of two ground floor apartments, two middle floor apartments and two penthouses. The apartments are all similar with the only difference being their location, height and the size of the terraces.

The apartments on the ground floor have the largest terraces, followed by the first floors and the penthouses. In addition, both ground and first floors have covered terraces, which is not the case in the penthouses, whose terraces are uncovered.

The dwellings have a surface area of 117 square metres excluding the terraces, which are between 35 and 75 square metres in size depending on whether they are on the ground floor or the attic.

The interior layout of the homes is very comfortable and practical as there are no passageways. The entire property is exterior and both bedrooms open onto the main terrace. Depending on the unit, they have one or two parking spaces and a storage room.

The views vary depending on the block. The urbanisation has several orientations, from east with morning sun and mountain views to north-west, south-east and south-west, with views of the golf course, sea and Gibraltar, perhaps the most sought after view.

Features of the properties: All the apartments in Las Lomas del Conde Luque have centralised hot and cold air conditioning, fitted wardrobes, electric blinds, marble floors, terraces with views, fully equipped kitchen.

Finally, it should be noted that all the garage area is exterior, i.e. not underground, so they are bright, are ventilated and make the ground floor apartments are in height, thus gaining views throughout the block.

SERVICES OF THE DEVELOPMENT

When we arrive at the entrance of the residential, the feeling is excellent. An elegant entrance, with access control, a well-kept presence and a glimpse of the beautiful gardens and stylish access roads to the buildings.

Once inside the complex everything is pleasant and the communal areas are well maintained.

The communal areas are really spacious. The complex has several fountains and a small lake. There is an outdoor swimming pool with 300 metres of water with large gardens and a sunbathing area. It also has a gymnasium, as well as a spa area with heated pool, sauna, Turkish bath and aromatic showers.

SURROUNDINGS

In the last few years there has been a remarkable evolution of the area of Capanes Sur, which has been greatly consolidated with the installation of important companies such as Mercadona or the Atalaya school and the construction of numerous luxury villas, giving all these projects an important added value to the area.

In addition, there are also other complexes around it such as Lomas del Marques and Gazules del Sol, each with its own personal style and established communities.

All in all, this is a consolidated urbanisation, with a first occupation licence, sold out in its entirety and with an annual occupancy rate of around 65%.

MY OPINION

In the last ten years, in Benarroch real estate Marbella we have sold numerous units in Las Lomas del Conde Luque. It is a complex that we know very well and that without a doubt we believe is a very good option for price and quality.

Although it is true that in recent years the Mediterranean style has been less in demand, nowadays this complex meets the objectives of someone who needs a property with views, bright, well located, secure and well maintained.
