We present the definitive guide to buying a property in Cabo Royale, a new development of contemporary villas located just on the border between Marbella and Mijas, in Sitio de Calahonda. In this article we will review and analyse in detail this complex of 21 villas.

Definitive guide to buying a villa in Cabo Royale, Marbella

LOCATION

Cabo Royale is situated between Marbella and Mijas, right on the border between both towns. In fact, it belongs to Mijas in Sitio de Calahonda and is in a privileged location 15 km from the centre of Marbella, 5.5 km from La Cala de Mijas, 15 km from the centre of Fuengirola and only 700 metres from the beach and the sea.

Of course we cannot forget to mention that Cabo Royale is only 40 km from Malaga international airport.

The access to the national road 340 is direct towards Marbella and if you want to go to Fuengirola, there is a change of direction in front of the shopping centre Los Cipreses.

CHARACTERISTICS OF THE VILLAS

The urbanisation was completed in 2021 and the developer sold them all originally and off-plan with great success, so at the moment there are only available the houses of the owners who decide to resell.

Its 21 contemporary style detached villas are located on a rectangular plot and distributed along 7 entrances independent of each other.

All the houses have independent closed garages for 2 or 3 cars depending on the unit and with direct underground access, giving total privacy when entering and leaving the house.

In the urbanisation we distinguish three types of villas, A, B and C.

1.- Type A villas. 4 bedrooms and 4 bathrooms on 2 floors (main floor and upper floor) plus basement.

In general, type A villas do not have sea views from the living room, although they do have sea views from the first floor. They consist of 4 bedrooms, one on the ground floor or main floor and three on the first floor. In the basement there is a storage room, a multi-purpose room with natural light and a garage for 2 cars.

2.- Type B villas. 3 bedrooms and 3 bathrooms on 1.5 floors (main floor and top floor) plus basement.

These are the smallest. Two of the three bedrooms are on the main floor and the master bedroom on the first floor. In the basement we will have the storage room, multipurpose room with natural light and garage for 2 cars.

In this case they have views from the living room as they have the type C villas in front of them, which are villas with only one floor, so they are overlooked both on the main floor and from the upper floor.

3.- Type C villas. 4 bedrooms and 4 bathrooms on 1 floor (main floor) plus basement.

They are the ones with the largest plot and the biggest garage. This type C has sea views from the main floor although depending on the unit they are more or less frontal.

As for the housing they only have the main floor and the basement with a total of 4 bedrooms, 3 on the main floor and one in the basement. It also has a multipurpose room, laundry and storage room.

All the villas have private swimming pool with saline purification, private garden and sea views, although it is true that as we have mentioned, the view varies depending on the situation in the plot and the typology.

Probably the villas with the best views are the ones situated in the highest part of the plot, although the most spacious are the type C villas, which are situated in the front part of the plot.

SERVICES OF THE URBANISATION

One of the strong points of this urbanisation is that the maintenance of both the gardens and the swimming pools are included in the community fees. I understand that this will be an advantage for clients who want to use this property as a second home.

In addition, Cabo Royale has a camera surveillance system as well as a maintenance person who is on duty during the day. At the moment there is no night guard service.

SURROUNDINGS

The surroundings of Cabo Royale are equipped with all kinds of services. Only 600 metres away, a distance that can be covered on foot, we find the Los Cipreses shopping centre with a pharmacy, optician’s, veterinary clinic, supermarkets of different types, cafeteria, restaurants…etc.

In addition, to go to the beach there is a footbridge as well as a tunnel to cross the national road 340 on foot. Once on the beach you can walk to the port of Cabopino itself or enjoy a meal in the beach bars in the area, including the La Luna beach bar.

MY OPINION
