The eastern part of the municipality of Marbella, Marbella East, is an extensive residential area designed to avoid creating agglomerations by reducing the height and density of buildings. The result is a general structure similar to the traditional Andalusian village, with paths and wooded areas, and almost virgin beaches. All this is supported by a wide range of basic services and entertainment options, which, combined with the quality of the urbanizations, will make visitors want to buy a property in Marbella East, in any of the areas described below.
As you leave the city of Marbella, moving eastwards, you’ll find the Rio Real residential area. It’s distributed around the Rio Real Golf course and, on the beach side, behind Torre Real.
The characteristic properties on the beach side are luxurious apartment buildings and residential complexes, with townhouse properties on the beachfront, next to Trocadero Arena beach club.
The best-known building in Rio Real is the Torre Real apartment block, which affords impressive views of the entire Marbella coastline, and even Africa and Gibraltar.
The area around the golf course is home to urbanizations like Vista Golf, which comprises luxury apartments with wonderful panoramic views of the course and sea, and Las Lomas del Pozuelo, with family townhouse properties in a quiet setting, just a stone’s throw from all the services.
La Reserva de los Monteros
Continuing eastwards and just past Rio Real golf course, on the beach side, is La Reserva de Los Monteros, an urbanization characterised by quality construction, as is the case with the La Morera complex, where the sea and golf course provide peaceful surroundings.
In this exclusive urbanization, luxury low-rise apartment buildings and exclusive beachfront villas are set amid blue and green, in harmony with sea and golf.
Bahía de Marbella
This area, positioned on the coast, opposite Hospital Costa del Sol, is called Bahía de Marbella. Development here is also structured based on apartment buildings with low-rise designs, townhouses, semi-detached houses, and elegant villas, all in the ideal location, with golf courses nearby, and just 3 km from the centre of Marbella.
Among the residential complexes available in Bahía de Marbella, two of the best are Gran Bahía de Marbella and Atrium Bahia de Marbella, which offer apartments and penthouses in a gated community with 24-hour security, swimming pools and meticulous gardens, all just a stone’s throw from the exclusive, virginal beach, which is part of an ecosystem of protected dunes.

One of the most popular areas in Marbella East is Elviria, positioned at the midpoint between Marbella and Fuengirola. It has a shopping area with banks, supermarkets, bars, cafés and a wide variety of international restaurants, not to mention the now classic beach clubs in this area, including the renowned Nikki Beach and Estrella del Mar Beach Club.
In this location, around the shopping hub, is where you’ll find residential complexes comprising townhouses and apartments.
In the middle of the urbanization, as you climb, there’s a residential area predominated by detached villas, creating a cluster of charming, tranquil properties.
The upper part of Elviria is home to residential complexes like The Retreat, with its 14 three-storey buildings, in Andalusian style, positioned around eight swimming pools, with 2- and 3-bedroom apartments and magnificent panoramic views of the coast and mountain. It’s just a few minutes from Santa Maria Golf Club, a well-designed course surrounded by complexes of townhouses and luxurious villas, next to the golf course and set in thick pine woods.
Marbesa – Carib Playa
Between Elviria and Cabopino, on the beach side, you’ll find two adjoining areas called Marbesa and Carib Playa, set in beautiful pine woods and with a quiet, laid-back atmosphere.
The typical properties in this area are medium-sized villas and houses, a stone’s throw from the beach. There are even some renovation opportunities available at reasonable prices. What’s more, at Carib Playa, you can also find building plots and apartments.
Adjoining Marbesa and Carib Playa, you’ll find the Dunas de Artola protected sand dunes. This natural park is home to typical dune flora and is traversed by a new walking trail, which opens up this unique landscape for visitors to enjoy it. The path runs along the almost virgin beaches, which remain uncrowded even during high season.
To the north, now back on buildable land, you’ll find houses and villas in Artola, integrated into the surrounding pine woods, and with pretty side streets, where you can wander, in a peaceful, relaxed setting.
North of Dunas de Artola, past the motorway, is the Artola Alta area, home to townhouse estates such as Terrazas de Cabopino, and apartment complexes like La Romana.
Cabopino is an inviting marina located some 10 km east of Marbella. While smaller than Puerto Banús, it enjoys all the charm of the surrounding area, and offers a calmer atmosphere than Banús.
With moorings for boats up to 15-m long, the promenade is home to restaurants, bars and cafés. When you reach the adjoining beach, there’s an excellent chiringuito beach bar offering traditional Mediterranean dishes from the region.
The port hosts apartment buildings with magnificent views and, nearby, lining a peaceful street adorned with pine trees, you’ll find beachfront and second-row villas.
At the end of this street is the Los Granados de Cabopino apartment complex, comprising two buildings with a secure entrance. It’s positioned above sea level, which means the apartments enjoy spectacular views.
In the upper part of Cabopino and surrounding Cabopino Golf course, high-quality apartments and penthouses like the Las Mimosas de Cabopino Golf residential complex, offer refuge from the hustle and bustle, with the advantage of being just a few minutes from the shops and restaurants. We should also make mention of upcoming new developments north of the golf course, in the Samisol urbanization.
Hacienda Las Chapas – La Reserva de Marbella
Hacienda Las Chapas is on the mountain side, in Marbesa–Carib Playa. This secure residential area has wide streets, where palm and pine create an exclusive ambiance.
