Since I started in this profession I have always been able to differentiate between two types of property sellers in Marbella, the one who really needs to sell and the one who puts it up for sale by trying it out and we will talk about these two things in today’s article. Selling? or trying to sell?
Definitely, when we are owners and decide to launch our property for sale we always have the impression that our property is undervalued. Strangely enough, when we buy, we have the feeling that everything is expensive.
After many years of experience I have come to the conclusion that this is a normal feeling and I would even say that it is innate to human beings. We defend what is ours as the best and it is probably so, but for us, the “other” does not perceive it the same, simply because it is not yet his. When it is, we start over.
When looking at the market to sell a property there are many variables that will affect the selling price, but assuming that Marbella is a safe and stable option, the key will be in the price at which we launch the property.
To sell a property in Marbella, as well as in the rest of the world, we must take into account what product is for sale in a market with similar characteristics to ours. Once this data has been noted, we must analyse our need to sell and according to this criterion we will more or less adjust the price.
To sell, visits are needed, and to generate visits, a competitive price is needed.
Without visits there will be no customers and without customers there will be no sale. For all these reasons we say that it is not the same to sell as to try to sell.
An owner who does not need to sell and who puts his property on the market just to “try” will usually do so at an emotional and irrational price. This not only results in a failed sale, but also generates, in the eyes of the buyer, a bad image of the property, affecting negatively the whole process of sale and wearing out the image of the property. This is what we colloquially call in the profession, “burning down” a property.

Marbella is a market where the sales period varies between 3 and 8 months depending on the style and location of the property and of course as long as it is in price. If the price is not right, I have seen properties for sale from 4 and even 7 years.
In addition, it should not be forgotten that nowadays the buyer has easy access to a lot of information and new technologies that allow him to use this information in his favour in case he is interested in buying.
